Is BOLTA free for operators and agents?
Yes, genuinely free. Receiving enquiries, responding with Quick Quotes and managing your pipeline, team and inventory cost nothing for operators and leasing agents: no subscription, no card and no commission clip.
Does BOLTA handle fees or commissions?
No. BOLTA never touches deal money - no commissions, deposits, bonds, rents or success fees pass through the platform, and we take no cut of any deal. Our Terms state that we are not a party to any transaction. The only thing you pay BOLTA is your subscription.
How are commissions arranged?
Directly between the firms on the enquiry, exactly as off-platform. The introducing broker agrees commission terms with the operator, agent or landlord and invoices firm to firm. Your BOLTA enquiry record documents the introduction if you ever need to evidence it.
Do brokers have to disclose the client name?
No, disclosure is the broker's call, enquiry by enquiry. A confidential enquiry hides the client's identity from everyone involved; operators can respond, quote and hold space without knowing who the client is. Some operators make acceptance conditional on disclosure and a tour so they can check for conflicts.
Who can see an enquiry?
Only the firms the broker involves. Shortlisting a space sends the enquiry to that space's operator or agent to verify and respond. Longlisting is private research, so nobody is told. Every enquiry shows exactly which firms have seen it, when, and how they responded.
How accurate are the rates and availability?
Serviced and managed inventory is live from the operator's own listings, not a stale copy. When a broker shortlists a space, its operator or agent is asked to verify the rate and availability; confirmed spaces carry a dated Verified badge stamped with who confirmed it and when. Treat unverified rates as indicative and confirm at inspection.
What are interactive tenant reports?
A tenant report is one live, password-protected link containing the whole shortlist. The tenant's team reviews, rates and comments on every option in context, with brochures and floorplans attached, and books tours in one click. The broker sees engagement the moment the report is opened.
Do I need an account to respond to an enquiry?
Operators and agents can verify availability and send a Quick Quote straight from the email, with no login. Managing your inventory, team and who sees your stock happens in your free BOLTA account.
