Operator FAQs

The questions every operator asks before their first deal.

Is BOLTA free for operators?

Yes — genuinely free. Receiving deals, responding with Quick Quotes, managing your pipeline, teams and inventory: no subscription, no card, no commission clip. Your listings sync from Rubberdesk automatically, so there's nothing to maintain either. Paid plans exist on the demand side (tenant reps running deals).

Who do operators pay commissions to?

The introducing broker — the tenant rep who brought you the deal — on the same basis as if they'd walked the client in the door. BOLTA takes no commission, no referral fee and no success fee on deals done through the platform, and never handles the money.

Whose terms apply to deals done?

Yours. Deals are done on the operator's own terms — commission, incentives and conditions are for you to negotiate directly with the introducing broker. BOLTA's Terms and Conditions cover use of the platform only; we're the venue, never a party to the deal. Accepting a deal on BOLTA responds to the introduction — it doesn't bind you to any broker's terms.

How do I update my listings?

In Rubberdesk — BOLTA reads your offices, availability and pricing straight from your Rubberdesk listings, live. Update a listing in Rubberdesk (or email listings@rubberdesk.com) and it flows through automatically; nothing to re-key. Pricing a specific deal? Adjust the rate on the deal itself — your listing never changes.

How do brokers know my rates are accurate?

Because they're yours, live — brokers see exactly what's on your Rubberdesk listings, not a stale copy. And when a rep shortlists one of your spaces, you're asked to verify the rate and availability with a one-click Quick Quote — a verified offer carries a dated "Verified" badge on the rep's deal, stamped with who confirmed it and when. Verified, current offers get shown to clients; stale ones get skipped — so keeping Rubberdesk up to date and responding fast is what wins the deal.

Can I list on BOLTA but not Rubberdesk?

No — BOLTA's operator inventory is powered by the Rubberdesk sync, so listing on Rubberdesk is what puts your spaces in front of every live deal here. Listing on Rubberdesk is free — email listings@rubberdesk.com and the team will set you up.
